Plettenberg Bay Property Sales 2015

Category Property Sales in Plettenberg Bay

Plettenberg Bay’s brand is growing

Plettenberg Bay’s reputation continues to grow in stature as more and more property buyers realise the value of this beautiful, bustling town on the Western Cape’s Garden Route.

So much so that a recent article in the Weekend Argus said that PB ranks amongst the country’s top property destinations, together with The Cape’s Atlantic Seaboard and Gauteng’s Sandton suburb. It was reported that more than 260 millionaires own second homes in Plett. That’s quite a stat. So we decided to take a look at the numbers and see what the difference between 2014 and 2015 sales in the region say.

In 2014, 477 properties changed hands in the Plett region, with this number increasing to 492 in 2015.

Points of note in this comparison include the fact that the town of Plett increased its sales, selling 21 more properties than the previous year, although this difference is ascribed mainly to sales in the sub R1 million bracket. Property sales in this category make up 46% of the total volume of sales.

If we compare price brackets, in 2014, 209 properties were sold in the sub R1 million bracket compared to 228 in 2015. Interestingly in the R1 – R2m bracket, 152 properties were sold in 2014 compared to 139 last year.

At the top end of the market last year saw only five sales in the above R15m bracket compared to eight in 2014. However, the R7-19m saw 11 sales last year compared to 7 in 2014

In summary, sales continue their steady if unspectacular growth, still outstripping most of the country, and weathering the tough economic climate.

Seaside Longships ranked first place by volume in 2014 and 2015, however sales by volume were down 20.24% in 2015 compared to 2014.

Also interesting is that the average increase in sales for properties between R4m and R40m is up by 13.5% from 37 to 42.

Suburbs included in the 2014/2015 comparison:

Bowtie, Brackenridge, Cutty Sark, Goose Valley, Harkerville, Keurboomstrand, Lower Central, Lower Robberg, Plettenberg Bay, Poortjies, Piesang Valley, River Club, Robberg Ridge, Schoongezicht, SeaSide Longships, Signal Hill, The Crags, Upper Central, Upper Robberg, Whale Rock, Bitou Nu (Farms), Wittedrift

Helen Melon ahead of the trend in 2016

With 2016 almost into the third quarter, we have been extremely busy and we expect our first half sales for this year to exceed that of last year. We have also noticed an increase of buyers who are relocating as opposed to those seeking holiday home. We sold 17 mandated properties over last December/January in addition to selling a number of non-mandated properties.

We believe that being locals who know this area and its people well, and by offering the most professional property service in the region, if not the country, we will continue with our outstanding results. Of course, living in one of the most desired regions in the country also helps.
