Plett Property Registration Figures Dazzle
Property transfers in Plettenberg Bay last year tested the 1000-mark barrier for the first time in a decade since Helen Melon Properties started publishing accurate statistics.
In 2021 a total of 942 properties were registered at the Deeds Office, with a combined value of over R2,8 billion.
The value of sales in the price range of up to R5 million amounted to R1,5 billion in 2021. The value of properties registered in the range of over R5 million and up to R15 million and above totalled R1,3 billion.
These figures are staggering, says Helen Ward, Principal of Helen Melon Properties, with the number of transfers last year at more than double the number of transfers registered with the Deeds Office in 2020.
"There are so many reasons for these remarkable figures," says Ward.
One reason is "semigration", the trend where buyers from other provinces like Gauteng, Free State and KwaZulu Natal descended on the Western Cape - and especially the Garden Route and Plettenberg Bay.
"Plettenberg Bay has also entrenched itself as a priority destination because of the lifestyle options it offers and a more secure and laid-back beach and family environment," says Ward.
2021 also recorded the highest number of transfers in history. The highest number of transfers recorded in the last decade was in 2017, with 642 sales registered with the Deeds Office that year. Last year's figures are more that 30% above 2017's figures.
The suburbs which saw the most activity in property transfers in 2021 include Keurboomstrand (186), Sea -Side Longships (135) and Whale Rock (154) - all notching up over a century.
Other areas which saw buoyant activity included Brackenridge (62), Upper Central (63), Bowtie (67), Cutty Sark (47), Schoongezicht (28), Lower Robberg (36), Goose Valley (44) and Upper Robberg (37).
